Are you the actual buyer, or will you assign this to someone else? +
I'm the actual buyer. I use my own funds to purchase your property and take legal ownership. I'm not a wholesaler, which means I won't put your house under contract and then shop it to someone else for a finder's fee. That practice is called "assignment," and it often leaves sellers with a smaller net because a middleman is taking a cut. When I write you an offer, I'm the one closing on it.
Does Oregon's HB 4058 law affect my sale? +
Oregon's HB 4058 law, effective July 2025, adds homeowner protections against wholesalers and misleading cash-buyer practices. It changes nothing about how I do business because I'm not a wholesaler — I'm a direct buyer using my own funds. Every contract I write is transparent, fully disclosed, and compliant with the law. The worse the condition, the more likely a traditional sale won't work for you — which is exactly when a cash buyer makes the most sense. Do I need to clean or remove my belongings? +
